A successful Gold’s Gym location starts with an ideal build site. While we encourage franchisees to source their own local real estate professionals and contractors, we’re also happy to offer the expertise of our approved resources. Either way, before you sign any agreements or LOI, one of our representatives will meet with you to visit the location to make sure that you will develop in the most favorable conditions. We also review any lease agreements and monitor the construction to ensure new sites are built out to our standards.
Our Site Requirements
Gold’s Gym has the ability and resources to adapt into existing 2nd generation space as well as build from the ground up. This flexibility allows Gold’s Gym to pursue traditional and unique opportunities in urban and suburban markets alike.
2nd Generation / Remodel Site Criteria
- 25,000 – 45,000 sq. ft.
- 17’ clear height
- Flexibility in building design, site plan, and square footage
- Desired parking: 7 spaces per 1,000 sq. ft.; willing to share and cross-park
- Desired co-tenancy: Grocery, sporting goods stores, health-conscious restaurants/concepts, and movie theaters
Land Purchase / Bts / Reverse Bts Site Criteria
- 4+ Acres
- Utilities to pad
- More than 50,000 people within 10-minute drive-time
- Strong median HH income
